A company building a new Coquitlam neighbourhood next to the Fraser River will add two six-storey residential buildings to its stock.
On Monday, Dec. 2, council unanimously OK’d the development permit for Beedie Living to construct the buildings with 173 homes at 58–78 Kong Crt. in Fraser Mills.
The development will result in $4.1 million in development cost charges for the city.
According to a report from Chris Jarvie, Coquitlam’s director of development services, the two buildings on the two-acre site will be located within the Fraser River floodplain, south of Lumber Alley and east of the Como Creek greenway.
And each building will be split into three “shifted blocks,” designed to reflect the stacked lumber alleys at the former Fraser Mills sawmill that once occupied the area for more than 100 years.
The 173 strata homes will be made up of:
- 77 one-bedroom and den units
- 50 two-bedroom and den units
- 25 two-bedroom units
- 21 three bedroom and den units
Coun. Brent Asmundson said while he is pleased with condo size mix, he criticized Beedie Living for its shortage of childcare spaces in the new neighbourhood.
Under the Fraser Mills Development Agreement, Beedie is required to provide a childcare facility for at least 69 kids for all of Fraser Mills; that facility will go in at 53 Kong Crt., a building already approved by council.
In May, Beedie opened pre-sales for Chapter — the developer’s only wood-frame housing complex on the historic 96-acre site.
The first two high-rises approved by council were Debut, a 36-storey concrete tower, and Encore, a 32-storey concrete building.
