High-density housing plan pitched for Delta roadway

The application would require a public hearing

The City of Delta is reviewing an application to build a 152-unit condo and townhouse complex along a busy residential roadway.

The Official Community Plan (OCP) amendment for the assembled properties includes 8206, 8216, 8224 and 8232 112 St., as well as 11225 and 11237 82 Ave. and 11248 82A Ave. in North Delta

The project would include a four-storey apartment building with 85 market strata units and 47 market rental units, as well as two three-storey townhouse buildings with 20 units.

The proposal includes parking spaces in an underground parkade and vehicle access would be from 82nd Avenue.

The site is surrounded by one and two-storey single-family houses on all sides.

An OCP amendment is required as the application would not be consistent with the site's land use designation in the new OCP, which means a public hearing would also be required.

The city has begun gathering public feedback and will hold an information session on Tuesday, Nov. 5 at the North Delta Secondary cafeteria, from 5:30 to 7:30 p.m.

Earlier this month, council approved a six storey mixed-use building down the street, which will include 84 residential units and 12,325-square-feet of commercial space, to replace a 7-Eleven at the northeast corner of 84th Avenue and 112th Street.

That project is consistent with the OCP.

During council’s discussion on that project, Mayor George Harvie, who also voted in favour, said he wanted to know the water and sewer capabilities for the Nordel Social Heart area, as well as traffic impacts, noting that information is needed rather than looking project-by-project.

“It’s the first of two other projects we know are being looked at across the street and I’m wondering, with regards, can we have some information back on how our infrastructure that exists there today can support any more development in that area. I’m looking insofar as our ability for sewer capacity, water capacity and for overall traffic…With regards to water, this council needs to be ensured that the water capacity will be enough for the fire department,” said Harvie.

Across the street is Nordel Place strip mall, which last year was sold.

In 2021, the Nordel Centre strip mall, directly across 112th Street from Nordel Place, was also sold. Plans to redevelop either have not been announced.
