Public hearing not needed for huge Delta mixed-use project

‘City within a city’ is consistent with the official community plan so a public hearing is not required, but information sessions will be held this month

The public will have opportunities to learn more about a proposed large project on a busy Delta corridor that what could be a transformative mixed-use development for the city.

The proposal includes more than 100,000 square feet of office space, about 70,000 square feet of commercial space and four residential towers of up to 32 storeys with 876 housing units.

According to the city, the rezoning application is consistent with the Official Community Plan, so a public hearing is not required.

Instead, the City of Delta will be hosting four public information meetings on the application to build the mixed-use high-rise development at the Delta Shoppers Mall, located at 8037 to 8087 Scott Road.

Chris Andison, CEO of Value Property Group, at a presentation to council last November, described the concept as “a city within a city” with tremendous opportunity.

Located between the Delta Rise residential tower and the Real Canadian Superstore, the site’s current designation is for a mix of uses including retail and office commercial, multiple-family residential, recreation, cultural, public and open space.

A group of residents at the Delta Rise tower expressed opposition and submitted a petition, conveying concerns including traffic impacts. The group also said the project doesn’t conform to the recommendations for the area put forward by the Mayor’s Housing Task Force for Scott Road. Those recommendations have not been formally made into new zoning bylaws by council.

The North Delta information meetings begin August 15 and continue to August 22.
