Revised housing application gets Delta council OK

The city can’t hold a public hearing for the application

The revised proposal includes 209 residential parking spaces, 16 visitor parking spaces, one on-street loading space and 166 bicycle parking spaces.

Council last week gave preliminary approval for an application to build a six-storey condo building in the 11400-block of 84th Avenue in North Delta.

The proposal includes 158 residential units, indoor and outdoor amenity areas and two levels of underground parking accessed from 84th Avenue.

A staff report notes that, overall, the community expressed support for this project, however, questions were also received regarding increased traffic in the neighbourhood, and a need for more rental units instead.

The staff report also notes that a public hearing can’t be held for the zoning amendment as it is consistent with the new Official Community Plan (OCP).

Council last year granted preliminary approval for a different application to develop the 41,290-square-foot site, located across from the North Delta Centre for the Arts.

That development, which was later revised, proposed consolidating the three, single-detached residential lots to build a three-story 24-unit townhouse development.

Called the Brixton, the revised proposal is within the Nordel Social Heart (ND12) Development Permit Area.

The report also notes that a traffic study reviewed intersections in close proximity of the development and concluded impacts to the 84th Avenue and 112th Street intersection could be mitigated by signal timing improvements.

The study also recommends adding a westbound left turn lane on 84th Avenue at the Social Heart Loop intersection and upgrading the signal into a four-legged signalized intersection with a statutory right-of-way on the south leg.

The traffic study also supported the request for reduced on-site parking.

Council also recently approved an application for a six-storey building, which will include 84 residential units and 12,325-square-feet of commercial space, to replace the 7-Eleven at the northeast corner of 84th Avenue and 112th Street.

That project is also consistent with the new OCP.
