DEAL | A 0.83-acre commercial at 2609-2696 Pandosy Street in the heart of Kelowna’s Pandosy Village sold May 30 in a deal brokered by Unison HM Commercial Realty. The 0.83-acre property includes a one-storey strip mall and two-storey office with a gross leaseable area of 21,237 square feet fully occupied by 13 tenants. It offers significant potential for rental increases, redevelopment, and expansion thanks to UC5 (urban centre) zoning that allows a floor area ratio (FAR) of up to 2.95 with all bonuses applied. The sale price of $9 million was less than the list price of $10.4 million and represented a cap rate of 5.2 per cent.
