The sale price was above the assessed value of $3.5 million but below the list price of $4 million. The majority of the suites are spacious one-bedroom units, almost all of which are corner units. Stable income today, upside in rents on tenant turnover and future high-density development potential under the Grandview Woodlands OCP supported a price that works out to $306,667 per unit.
