Developers looking to construct the tallest building between Toronto and Calgary have begun selling condominium units in what they hope will become a 45-storey centerpiece of downtown Winnipeg.
Ben Myers, Toronto-based senior vice-president of market research and analytics for Fortress Real Developments, which announced the project two years ago, said he is “very pleased” with the initial sales progress and expects to announce an update later this month.
Between 40 and 50 per cent of the nearly 400 condos need to be sold before the $200-million project – dubbed SkyCity Centre – will get the green light.
The units will range in size from 529 square feet and $194,000 up to $1,609 square feet and $780,000.
Myers said he’s optimistic Fortress will go into the ground following an 18-month to two-year sales cycle with residents getting their keys in 2019. The property is currently a surface parking lot surrounded by Smith Street, Graham Avenue and Garry Street.
The current blue prints call for street level retail and a grocery store, followed by four floors of parking, two floors of office space, an amenity floor featuring a volleyball court, steam rooms, fire pits, hot tubs, a dog wash station and a yoga studio, a floor of mechanical and then 35 floors of condos.
Barring any major changes to SkyCity’s design, it will be 12 storeys higher than the current highest building in Winnipeg, the 33-storey 201 Portage, formerly known as Canwest Place.
“It brings a certain level of cache to say you live in the tallest building in the entire province, or, to take it a step further, between Calgary and Toronto,” Myers said.
