Fully leased Richmond office asset trades for $6.6 million an acre

DEAL | GWL Realty Advisors Inc. completed the sale of 4600 Jacombs Rd., Richmond, to Triple Eight Transport Inc. on Jan. 15 for $24.1 million. The property includes a two-storey office building of 75,190 square feet built in 1982 as well as a retail pad occupied since 2023 by Tim Hortons, for a total of 78,000 square feet. The sale price averaged $308 per square foot. CoStar notes that the assessed value of $24.8 million attributed just $75,900 to site improvements, meaning the 3.63-acre property sold for more than $6.6 million per acre. Edgar Buskevics of JLL Capital Markets and Noah Freedman of Cushman & Wakefield advised on the deal.
